A step-by-step guide for first-time home sellers.
Selling your home is a big decision, and knowing what to expect can make the process feel more manageable. This guide walks you through each stage—from preparing and pricing your home to reviewing offers and closing escrow.
I’ll help you understand your options, focus on preparation that matters, and build a strategy around your goals. With a clear plan, you can move forward confidently and position your home for a successful sale.
Step
1
Start by identifying what matters most to you. Are you relocating, looking for more space, downsizing, or freeing up equity? Your reasons for selling will help shape your timeline and priorities.
Consider when you’d like to move, whether you need the proceeds to purchase another home, and how much flexibility you have. A firm moving deadline may call for a different strategy than a sale with more time to prepare.
We’ll discuss these goals early so we can build a plan around your needs. Pricing should reflect current market conditions, while preparation, marketing, and negotiations should support what you want to accomplish.
Step
2
The right asking price helps your home compete for buyers’ attention from the start. I’ll review recent comparable sales, competing listings, and current market activity, along with your home’s condition, features, and location.
Overpricing can discourage showings and lead to price reductions. Pricing below market value may attract more interest, but it doesn’t guarantee multiple offers or a higher final sale price. We’ll choose a strategy based on the evidence and your goals.
Once your home is listed, we’ll monitor showing activity, buyer feedback, and changes in the market to determine whether an adjustment makes sense.
Step
3
You don’t need a showroom-perfect home to make a strong first impression. Start by decluttering, deep cleaning, and putting away personal items so buyers can focus on the space. Address small repairs, improve lighting, and tidy the landscaping and entryway.
I’ll help you prioritize improvements based on your budget and what’s likely to matter to buyers. Some homes benefit from staging or fresh paint; others need only a few thoughtful adjustments.
We’ll also discuss pre-listing inspections to identify potential issues early. Understanding your home’s condition before listing can help you plan repairs, prepare disclosures, and reduce surprises during escrow.
Step
4
Your home’s marketing should highlight what makes it stand out. I’ll coordinate professional photography and write a clear, accurate property description that showcases its features, setting, and lifestyle.
We’ll build a plan that combines MLS exposure, major real estate websites, social media, and outreach to local agents and my professional network. Depending on the property, video, targeted advertising, and open houses can further expand its reach.
We’ll also explore opportunities to build interest before launch, consistent with MLS rules and your preferred timeline. Once your home is on the market, I’ll monitor inquiries, showing activity, and buyer feedback so we can adjust our approach as needed.
Step
5
Receiving an offer is exciting, but the strongest offer isn’t always the one with the highest price. We’ll review the full terms, including financing, contingencies, the deposit, requested credits, and the proposed closing and possession dates.
I’ll help you assess the buyer’s lender preapproval or proof of funds and compare how each offer aligns with your goals and estimated net proceeds.
You can accept, counter, or decline an offer. If we counter, we’ll focus on the terms that matter most to you—whether that’s price, timing, or other requests. My role is to explain your options and negotiate on your behalf; the final decision is yours.
Step
6
Once you decide to accept an offer, I’ll walk you through the purchase agreement and any counteroffers so you understand the final terms, your responsibilities, and the deadlines ahead. We’ll confirm that any negotiated changes are documented before you sign.
With the agreement signed and acceptance delivered as required, we’ll open escrow and provide the contract to the escrow team. I’ll help track the deposit, contingency deadlines, and other milestones while keeping you informed as we work toward closing.
Step
7
During escrow, we’ll work through the remaining requirements in your purchase agreement. This may include buyer inspections, the lender’s appraisal, delivering disclosures, and completing any agreed-upon repairs. I’ll coordinate access, track progress, and help address questions or requests as they arise.
As closing approaches, I’ll stay in contact with the buyer’s agent and escrow team to check on outstanding items. We’ll gather receipts for completed repairs and arrange the buyer’s final walkthrough.
You’ll also want to schedule your move, plan utility transfers, and prepare to leave the property in the agreed-upon condition. We’ll confirm the possession date so you know when to have your belongings out and the keys ready.
Step
8
You’re at the final step. You’ll sign the required closing documents and review the settlement statement, which details your sale proceeds, mortgage payoff, and closing costs. I’ll stay in contact with escrow to help resolve any remaining questions.
Once the required funds are received, the deed is recorded, and escrow confirms closing, the sale is complete. Escrow will arrange payment of your net proceeds according to your instructions.
We’ll coordinate the handoff of keys, remotes, and any helpful information for the new owner, with possession delivered as agreed. Keep copies of your closing documents for your records—and get ready for your next chapter.
